What is a Commercial EPC?

Commercial EPCs show the energy rating of a building on an A-G scale with recommendations on improving its energy efficiency. They are valid for 10 years and can be used as many times as required.

A Commercial EPC applies to all buildings that meet the following criteria:

  • contain a total useful floor area of more than 50m2
  • have a roof, walls and a conditioned space
  • are not domestic dwellings

When is an EPC required?

A valid Commercial EPC will need to be required or commissioned if:

  • the property is put for sale or rent
  • a building under construction is finished
  • there are changes to the number of parts used for separate occupations and these changes involve providing or extending fixed heating, air conditioning, or mechanical ventilation systems.

How is an EPC conducted?

Our qualified assessor will visit the property and gather information on the following:

  • How the property is heated and cooled
  • How it is constructed and what it is constructed from
  • The dimensions of the property
  • The lighting present and the type of windows
  • How each space is used

This information is then put through Government approved software which will produce the EPC report itself and a Recommendations Report detailing what improvements could be made in their impact. Should you have any questions on either report we would be happy to help with this.

Penalties

The penalty for failing to make an EPC available to prospective buyers or tenants of non-commercial property can range from £500 to £5000. Not having a valid EPC during a sale transaction can also prohibit the sale going through which could result in further financial implications.
