What is a domestic EPC?

A Domestic Energy Performance Certificate is a document showing the energy rating of a domestic dwelling on an A-G scale. It will also recommends different measure which can be installed to improve its energy efficiency. For more information please download our EPC information sheet here.

When is an EPC required?

From 2008, an EPC is required within 28 days of a property being marketed for sale or rent. A valid EPC is also required for all rental properties irrespective of when the tenancy started.

EPCs are valid for 10 years and give prospective buyers and tenants indicative information about the energy efficiency of a building, helping them to calculate potential running costs.

How is an EPC conducted?

Our assessors will attend the property and gather the following information:

  • Property size, age and construction
  • Heating systems and controls
  • Insulation levels (if any)
  • Lighting and window types

On the day, we will need access to all areas of the property including the loft.

This information is then put through Government approved software which will produce the EPC report itself and place a copy on the national register. Should you have any questions about your report our friendly team will be happy to assist with this.

Penalties

For rental properties, a fixed penalty charge of £200 per property may be issued for not having an EPC.

Estate agents may not market the property until an EPC is in place and some popular property websites have been known to take down listings that do not have an EPC. This can dramatically reduce the visibility of your property making it harder to sell.

The absence of an EPC can also prohibit the sale of a property going through at conveyancing stage.
